Geneva House 3rd Quarter Review

This year like most is flying by so fast despite the challenges that have been thrown our way. It has certainly been like no other but travelers still need housing and a building still needs updates and improvements to offer a great stay. This review is a look back at the changes made not just for the third quarter but year to date.
I’ll start with the most significant improvements first and work down from there. I think this is a great exercise not just for myself but also for you to gain extra exposure to the demands of our market, weather and property considerations wherever you end up.
The first big ticket item was adding spray foam insulation under the roof decking in the attic of the building. This is one of the most significant improvements ever made to the building which provided stable temperatures for the upstairs units. The attic became an enclosed and conditioned environment with temperature ranging in the 80’s instead of 120 plus. Upstairs units now remain cool and comfortable during the summer and warm during our mild winters.

Next on the list was installing new windows for the bedrooms. These double pane vinyl windows replaced the single pane aluminum windows from the ’70’s. This means no more condensation and sweating in the winter and improved noise reduction in each bedroom. They are also easier to operate, screened and offer double sash convenience.
There are always other replacements and improvements that either occur as needed or regularly. Items like coffee makers, silverware, pots & pans and microwaves were replaced as needed. Regularly replaced items include towels, linens, air filters and glasswares. The Geneva House also performs regular maintenance like AC/Heat inspections and recharges, pest/termite control and carpet washing for the upper units.
New Orleans is currently experiencing some cooler weather so outside enjoyment is the focus for quarter four. Some upcoming improvements include a custom grilling area, a deck, new patio chairs and fresh landscaping for fall.
Although it’s a bit premature, 2021 plans include new living room windows, a TV upgrade and cosmetic renovations for Unit B. Other operational improvements include moving to standardized lease agreements with LA Residential Lease agreements and providing additional payment methods via third party apps like Venmo and Cash App.
I feel it’s absolutely necessary to regularly evaluate how to improve building, grounds and operations then act to digilently re-invest in the property to provide the best temporary living environment possible.
